Why Detailed Estimates Beat Round Numbers

Picture two estimates for the same kitchen remodel sitting on your counter. One is a single page with one number at the bottom — a nice, round one. The other runs several pages: demolition, framing, plumbing rough-in, electrical, cabinetry, counters, tile, paint, allowances spelled out line by line, and a final number that's oddly specific.

Most homeowners feel a pull toward the tidy one. We'd like to make the case for the messy one — because in remodeling, a round number usually means somebody hasn't done the math yet.

A round number is a guess wearing a suit

Nobody prices a real project and lands exactly on a round figure. Round numbers happen when a contractor works backward from what they think you'll say yes to, then figures out the details later — during construction, on your dime. That's how projects sprout change orders that "nobody could have predicted," even though a careful estimator would have predicted most of them. We covered the usual suspects in where kitchen budgets blow up, and nearly every one traces back to something a detailed estimate would have surfaced before demo day.

What a real estimate looks like

You don't need to be a builder to judge an estimate. Look for these:

• Line items by trade — demolition, framing, plumbing, electrical, drywall, finish work — not one lump labeled "construction."
• Named allowances with realistic figures for things you haven't picked yet (tile, fixtures, appliances), so a selection doesn't become a surprise.
• What's excluded, in writing. An estimate that never mentions permits, engineering, or dry rot repair hasn't excluded them — it's just left them for the change-order pile.
• A payment schedule tied to milestones, not the calendar.

In older San Diego homes — the midcentury ranches, the Spanish revivals, anything with decades of previous "improvements" behind the walls — a thoughtful estimate also carries a contingency for what opens up during demolition. That's not padding; that's experience.

Detail is how you compare apples to apples

Here's the part that surprises people: the detailed estimate often isn't the more expensive one — it just tells the truth sooner. When one bid comes in far below the others, the detail is how you find out why. Is the low bidder genuinely more efficient, or did they simply leave out the electrical upgrade everyone else included? Without line items, you can't know, and "we'll figure it out as we go" is the most expensive sentence in construction.
