None of this is glamorous, and all of it is where the project is actually won or lost. Decisions made on paper in February cost nothing to change. You don't need drawings or a materials list. You need clarity about your own house. The most productive first meetings come from homeowners who bring:

• A pain list. Every friction point, in plain language — "no landing space by the oven," "one bathroom for four people," "the dining room is a hallway."
• A keep list. What already works. Good design protects it.
• A handful of images. A dozen photos that feel right tell a designer more than three hours of adjectives.
• An honest budget range. Not a negotiating number — a real one. It's the single most useful design constraint there is.
• Your time horizon. Forever home and five-year home are different briefs.

The resolution that compounds
