Junior ADUs: The 500-Square-Foot Solution

As of this month, California homeowners have a new tool for squeezing more use — and potentially more income — out of the home they already own. The state's latest round of accessory dwelling unit laws took effect January 1st, and tucked inside them is a quietly powerful option: the junior ADU, or JADU.

If a backyard granny flat has always felt like too big a project, this smaller cousin deserves a look.

What exactly is a junior ADU?

A JADU is a compact unit — up to 500 square feet — created within the walls of your existing home, typically from a spare bedroom, an attached garage, or an underused corner of the floor plan. To qualify, it needs:

Because you're converting space that already exists under your roof, there's no new foundation, no new roofline, and far less sitework than a detached unit — which is exactly why JADUs come in at a fraction of the cost.

What the new laws changed

The legislation that kicked in this month did a few important things for San Diego homeowners. It requires cities to approve qualifying ADU and JADU applications within 60 days, strips away most parking-replacement requirements, and — this is the big one — allows a JADU and a full ADU on the same single-family lot. In other words, the right property can now hold the main house, a converted-garage or backyard unit, and a JADU carved from the house itself.

One notable string attached: JADUs carry an owner-occupancy requirement — you need to live in either the main home or the unit. They're built for homeowners, not absentee investors.

Who a JADU actually fits

We think of the JADU as the right answer to three common situations:

Five hundred square feet lives well or badly depending entirely on design. Sound isolation from the main house, borrowed daylight, an efficiency kitchen that doesn't feel like a dorm hot plate, storage in the walls rather than on the floor — these details decide whether the unit rents happily.
