How Neighborhood Comps Should Shape Your Remodel Budget

With mortgage rates roughly doubling since January, something has shifted in the conversations we're having: more San Diego homeowners are deciding to stay put and improve the house they have — and the low rate they locked in — rather than trade up. It's a sound instinct. But "we're staying, so let's remodel" still deserves the same financial discipline as a purchase, and the best tool for that is sitting in plain sight: your neighborhood's comps.
What comps tell you (that Pinterest can't)
Comparable sales answer a question no inspiration board can: what is the ceiling for a home like yours, on your street, fully realized? Pull up recent sales within a half mile — same era, similar lot. Notice the spread between homes sold in original condition and the beautifully remodeled ones. That gap, roughly, is the value the market assigns to a top-to-bottom renovation in your specific pocket of San Diego.
That number does two useful things. It sanity-checks your total budget, and it tells you which projects the market in your area actually rewards.
The over-improvement trap
Every neighborhood has a practical ceiling. Install a $200,000 kitchen in a neighborhood whose remodeled homes top out $150,000 above yours, and the market won't hand the difference back — you'll have bought the enjoyment, not the equity. Sometimes that's a perfectly good trade! If this is your forever house, comfort can be worth more than resale math. The trap is doing it unknowingly.
The reverse mistake is subtler: under-improving in a neighborhood that's rapidly turning over. If every second house on the block is getting opened up and expanded, a too-timid refresh can leave you owning the dated house at the party.

Reading your street like an appraiser

- Tour the remodeled comps when they hit open houses. Note the finish level — that's your competition, and your calibration.
- Distinguish universal value from personal value. Added square footage, an extra bath, and indoor-outdoor living hold value broadly in San Diego. Highly personal choices carry more of your fingerprint than resale weight.
- Ask what buyers in your area expect. In some neighborhoods a primary suite is table stakes; in others it's the differentiator.
