7 Questions to Ask Before Hiring a Design-Build Firm in San Diego

Hiring a remodeler is strange shopping. You're committing months of your life and a serious amount of money to a team you've met twice, based mostly on photos of other people's houses. The photos matter — but the questions you ask in those first meetings matter more, because they reveal how a firm behaves when things get hard, not just how their kitchens photograph.
Here are the seven we'd ask if we were sitting on your side of the table.
About the team
1. Who actually designs, and who actually builds? "Design-build" gets used loosely. Some firms have designers and builders under one roof; others subcontract one half and quietly become a middleman. Neither is automatically wrong, but you should know who's accountable when design and construction disagree — which is the whole problem design-build exists to solve. 2. Who will I actually talk to during construction? The charming person who wins your business is not always the person running your job. Ask to meet the project manager, and ask how often — and how — you'll hear from them.
3. Are you licensed, insured, and pulling permits in your name? In California this is table stakes: verify the contractor's license, confirm general liability and workers' comp, and be wary of anyone who suggests permits are optional or should be pulled by you, the homeowner.

About money and schedule
4. How do you get from rough estimate to fixed price? A number quoted in your driveway is a guess. A trustworthy price comes after design and selections are far enough along to actually count things. Ask what the firm's process is for getting there — and how change orders are priced and approved once construction starts.
5. What does your schedule look like, honestly? Any firm can promise a date. Better questions: how far out are you booked, what typically causes delays on jobs like mine, and how do you communicate when the schedule moves? In San Diego, permit timelines vary widely by jurisdiction, and a firm that's candid about that is a firm that will be candid later.
About when things go wrong
6. Tell me about a project that went sideways. Every remodeler has one; construction guarantees it. What you're listening for isn't a spotless record — it's ownership. A firm that blames the client, the city, and the weather in one answer will blame you next.
7. What happens after you're paid? Warranty terms, in writing, and how warranty calls are actually handled a year later. Ask their past clients — and do call them — whether the firm came back promptly when something needed attention.
What the answers add up to
Notice that almost none of these questions are about design taste. Taste shows up in the portfolio; you can judge that in five minutes. Trustworthiness shows up in process — how a firm plans, prices, communicates, and stands behind the work.
